Current License Period
All original real estate appraiser licenses are valid for three years commencing on the effective date that appears on the license. All renewals are issued on a three year cycle when renewed before their expiration date.

Application Process – Applying for an Original Appraiser License by Examination
To complete the application process, you must have successfully completed the National Uniform Licensing and Certification Examination administered by PSI. You will have to enter your Commission-issued registration number and your personally-chosen password in order to complete an electronic application. See PSI Real Estate Appraiser Candidate Bulletin

Application Process – Applying for an Original Appraiser Trainee License
To complete the application process, you will be required to send to the Commission photocopies of course completion certificates reflecting a minimum of 75 hours of qualifying education:
- A minimum of 30 hours must be devoted to appraisal principles, and a minimum of 30 hours must be devoted to appraisal procedures;
- Fifteen hours must be devoted to USPAP. All qualifying education must be approved via Appraiser Qualifications Board Course Approval Program and by the Commission. All qualifying education must be completed within the five year period prior to the date of submission of a trainee application;
- You must complete and provide a Trainee and Supervising Appraiser Verification Form that identifies your supervising appraiser; and
- You must provide evidence of having completed a Commission-approved Supervisory Appraiser/Trainee Appraiser course.
Alternative method for Appraiser licensure: Practical Applications of Real Estate Appraisal (PAREA)
The State of Maryland has recently adopted the Practical Applications of Real Estate Appraisal (PAREA) program for aspiring Real Estate Appraisers.
PAREA provides another pathway for aspiring appraisers to fulfill their experience requirements by taking advantage of innovative technology. PAREA is designed to offer practical experience in a virtual environment combining appraisal theory and methodology in real-world simulations. This experience can be provided through a wide range of online and virtual reality technologies.
The Appraiser Qualifications Board created the program as an alternative to the traditional supervisor/trainee model for gaining appraisal experience. To meet the experience requirements for the Licensed Residential and the Certified Residential credential level, a participant can now choose between PAREA or the supervisor/trainee model.
